Okay, we’re a little bit here to gossip about your neighbor. But only in the most educational, constructive, completely professional way possible. Because the story of why their beautiful new patio turned into a cracked-up mess in less time than it takes to pay off a car is actually a really useful story, and it happens more often than most people realize in Colorado.
So pour yourself something cold, take a look over the fence, and let’s talk about what went wrong over there and what you can do to make sure it doesn’t happen to you.
Colorado Is Not a Normal Place for Concrete
This sounds obvious when you say it out loud, but a surprising number of concrete contractors in this state install patios like they’re working in Kansas. Flat ground, mild weather, predictable soil, no drama. Pour it, finish it, collect the check, move on.
Colorado is not that. Colorado has 300 days of sunshine that also happen to include intense UV radiation at elevation that degrades concrete faster than sea-level states. Colorado has freeze-thaw cycles that can number over 100 per year on the Front Range, meaning water freezes and expands inside your concrete on a regular schedule whether you like it or not. Colorado has afternoon thunderstorms that dump an inch of rain in 20 minutes and then disappear like they were never there. And depending on where you live, Colorado has soil that expands when wet and contracts when dry in ways that can literally lift and shift a concrete slab over time.
Any one of those things is manageable. All of them together, handled by someone who didn’t account for any of them, is how your neighbor ended up with a patio that looks like a topographic map.
The Most Common Reasons Patios Fail in Colorado
The Base Was an Afterthought
Here’s a thing that surprises a lot of homeowners: the concrete itself is almost never the reason a patio fails. It’s what’s underneath the concrete. A properly prepared base is compacted, properly graded for drainage, and deep enough to account for local soil conditions. A poorly prepared base is whatever was already there with a thin layer of gravel tossed on top to make it look like effort was made.
When the base isn’t right, the concrete has nowhere stable to sit. Soil shifts, the slab shifts with it, and cracks follow. This is especially true in areas with expansive clay soils, which are common along Colorado’s Front Range. Clay soils swell when they absorb moisture and shrink when they dry out. If your patio slab isn’t sitting on a properly prepared base that accounts for that movement, you’re on borrowed time from day one.
They Skipped the Drainage Planning
Colorado’s afternoon thunderstorms are legendary, and the drainage situation around your patio matters more than people think. Water that pools against the edge of a slab or works its way underneath it is working against you every single time it freezes. That freeze-thaw cycle we mentioned earlier does a lot more damage to a slab that’s sitting in water than one that drains properly.
Proper drainage planning means the patio is graded slightly away from the house, water has somewhere to go after it rains, and the edges of the slab aren’t collecting and holding moisture. It’s not complicated, but it requires actually thinking about it before the concrete is poured, which doesn’t always happen.
The Concrete Mix Wasn’t Right for Colorado
Not all concrete is created equal. For Colorado’s climate, you want air-entrained concrete with a minimum compressive strength of 4000 PSI. The air entrainment is the key part for our purposes – it creates microscopic air pockets in the concrete that give water somewhere to expand when it freezes, which dramatically reduces the freeze-thaw damage that would otherwise crack the slab from the inside.
Some contractors use whatever mix is cheapest or easiest to get. Some don’t specify air entrainment at all. Some pour thinner slabs than recommended to save money on materials. Any of these shortcuts eventually shows up in the finished product, usually right around year two or three when the homeowner starts Googling “why is my patio cracking.”
Nobody Sealed It
Colorado’s UV intensity at elevation is no joke. A quality penetrating sealer applied after the concrete cures and reapplied every two to three years protects the surface from UV degradation, keeps water from infiltrating, and helps the slab handle freeze-thaw cycles. It’s one of the most cost-effective maintenance steps you can take, and it’s one of the most commonly skipped.
Your neighbor’s contractor may have mentioned sealing in passing. Your neighbor may have nodded and then completely forgotten about it. And now three years later the surface is looking rough, small cracks are appearing, and the patio that was supposed to last 25 years is starting to look like it might not make it to ten.
The Expansion Joints Were Wrong or Missing
Concrete expands and contracts with temperature changes. Colorado has significant temperature swings, sometimes 50 degrees in a single day. Expansion joints give the concrete somewhere to move without cracking randomly, but they need to be placed correctly and at the right intervals. Too few joints, joints in the wrong places, or joints that weren’t cut deep enough, and the concrete decides for itself where it wants to crack. Spoiler: it never picks a good spot.

Everything above, done right. Which sounds simple but actually requires a contractor who knows what they’re doing in Colorado specifically, not just generally.
The difference between a concrete patio that lasts 30 years and one that falls apart in three is almost entirely in the preparation, the materials, and the details that are invisible once the concrete is poured. By the time the finished patio looks great in your backyard, all of the decisions that determine whether it holds up have already been made. You’re trusting that the person you hired made the right ones.
